Market update
Selling or Buying in Shelbyville KY: October 2026 Market Update
By Todd Kornack
Hi, I'm Todd Kornack with Schuler Bauer Real Estate Services. Shelbyville is a town I'm spending a lot more time in these days, and I want to give you a clear, honest look at what our local market is doing as we head into fall. No hype, just the numbers and what they mean for you.
The numbers at a glance
Here is what Redfin reports for ZIP code 40065 over the 3 months ending August 2026:
Median sale price: about $320,000, up 1.5% from a year ago
Homes sold: 123 over those three months, or about 41 sales a month
Median days on market: 36 days, which is 11 days longer than last year
Sale to list price: homes sold for about 98.5% of their asking price on average

What this means if you're selling
The big story is time. Homes are still selling, and prices are holding steady with a small gain, but buyers are taking a little longer to make up their minds. An extra week and a half on the market doesn't sound like much, but it changes how you should plan.
First, price it right from day one. With homes selling for about 98.5% of list, buyers are paying close to asking for homes that are priced well. Overpricing usually just means more days sitting and a price cut later.
Second, presentation matters more when buyers have time to compare. Clean, bright, and move in ready photos and showings help your home stand out from the others they're touring that weekend.
Third, plan your timeline with some breathing room. If you need to be in your next place by a certain date, let's build that into the plan now rather than later.

What this means if you're buying
For buyers, this is a more comfortable market than the frantic years we all remember. With homes taking a bit longer to sell, you have more room to look, think it over, and get your inspection done without feeling rushed.
That said, Shelbyville isn't a pushover market. Around 41 homes sell here each month and sellers are still getting close to full price, so the best homes in good condition still move. My advice is to get preapproved, know your must haves, and be ready to act when the right one comes along. Homes that have been sitting a while can be a good place to look for a little flexibility on price or closing costs.

Why people are choosing Shelbyville
Part of what keeps demand steady here is simple: Shelbyville is a great place to live. Downtown Shelbyville has a historic Main Street full of local shops, restaurants, and a sculpture walk, and it's an easy place to spend a Saturday. Families love Clear Creek Park and its Family Activity Center, and in the fall Red Orchard Park is about as pretty as it gets when the leaves turn. Shelby County is known as the American Saddlebred Capital of the World, so you're never far from horse farms and rolling pastureland.
It's also a practical choice. Interstate 64 runs right through Shelby County, so commuting toward Louisville or Frankfort is very doable. Schools are part of Shelby County Public Schools, and I'm always happy to help you look up the specific schools for any address you're considering.
