Mortgage Rates Hit a Three Year High: What It Means for Louisville Buyers and Sellers

By Todd Kornack

Mortgage rates have been climbing for weeks, and last week they reached a level we haven't seen in almost three years. If you're thinking about buying or selling in Louisville or anywhere in Kentuckiana, here's a plain look at the numbers and what I think they mean for you.

Where rates stand right now

Freddie Mac's weekly survey put the average 30 year fixed rate at 7.28% for the week ending October 1, 2026, up from 7.03% the week before. That's the highest weekly reading since November 2023. A year ago, the same average was 6.34%. The Mortgage Bankers Association reported a similar picture, with its 30 year rate rising for a sixth straight week.

To put it in dollars: on a $240,000 loan (20% down on a $300,000 home), principal and interest at 7.28% works out to roughly $1,642 a month. At last year's 6.34%, it was about $1,492. That's around $150 more each month, before taxes and insurance. (These are my estimates for illustration. Your actual rate depends on your credit, down payment, and loan type.)

What's happening in the Louisville market

The Greater Louisville Association of REALTORS August 2026 report shows a market that's shifting, not crashing:

  • Median sale price: $300,000, up 1.2% from a year ago
  • Days on market: 46, up from 38 last August
  • Sale to list price: homes sold for about 98.6% of asking on average
  • Inventory: 4,490 homes for sale, up 33% from a year ago
  • Months of supply: 3.5, up from 2.7

Prices are holding steady, but buyers have more homes to choose from and a little more time to decide.

For buyers in Louisville and Kentuckiana

Higher rates sting, but this market also gives you things buyers haven't had in years: more choices and more room to negotiate. A few things I recommend:

  • Get preapproved first. Know your real monthly payment at today's rates, not last year's.
  • Ask about seller concessions. With homes sitting longer, some sellers are open to helping with closing costs or a rate buydown.
  • Look across the river and down I 65. Southern Indiana and Bullitt County can stretch your budget further.
  • Don't try to time the market perfectly. Buy the right home at a payment you're comfortable with.

For sellers in Louisville and Kentuckiana

Sellers are still getting close to asking price, but buyers are more payment sensitive than they were a year ago, and they have more homes to compare yours against.

  • Price it right from day one. Overpriced homes are the ones that sit and end up taking price cuts.
  • Make a strong first impression. Clean, repaired, and well photographed homes still move.
  • Be open to creative terms. Offering help toward a buyer's rate or closing costs can widen your pool of buyers.
