Selling in Southern Indiana: A Simple Timeline

By Todd Kornack

A welcoming cream-sided family home with a deep green front door glowing at dusk in autumn

Selling a home in Southern Indiana, whether it's a historic row house in New Albany, a family place in Jeffersonville, or acreage out near Sellersburg, follows the same steady shape. The details vary by house and market, but the timeline below is the path almost every successful sale walks, and it helps to know it before you start.

Week one: the walkthrough and the pricing conversation

We start at your kitchen table, not in a spreadsheet. I tour the house, listen to your goals and your timeline, and answer the honest questions about what to fix and what to leave alone. Then we look at recent sales in your neighborhood and land on a price you can defend, and more importantly, one that makes sense to buyers from both sides of the river.

The next couple of weeks: show ready

Small repairs, a deep clean, and light staging make a genuine difference in how fast a house sells and how close to the asking price it lands. I'll give you a short, sensible list, not a renovation project, and help you decide what's worth doing before we photograph. Then come the listing photos, the marketing, and the first showings.

The first weeks on market

Most listings build their strongest momentum in the first couple of weeks, when the listing is new and buyers are paying attention. That's when feedback matters most. After every showing I share what buyers and agents actually said, what's working, and what we might adjust, so you never wonder what's happening with your own house.

A house sells on a good price, honest condition, and an agent who tells the truth after every showing. In that order.

Offers, inspection, and closing

When an offer arrives, we review it calmly: price, terms, timing, and the strength of the buyer's financing. After an accepted offer, the schedule settles into a familiar rhythm. Inspections typically happen quickly, followed by any negotiated repairs, then the loan process runs its course. From accepted offer to closing day, thirty to forty-five days is the common shape in Indiana, though every deal has its own timing.

Indiana closings usually bring in a title company and often an attorney to handle the filings. I stay on every step of it, from the inspection deadline to the moment the keys change hands, and I keep you informed the whole way.

What that means for you

Selling doesn't have to stretch out for months of guesswork. With clear prep, a strong launch, and honest feedback, most homes find their buyer within weeks of hitting the market. If you're thinking about selling in Southern Indiana, the smartest time to ask questions is before the "for sale" sign goes up, and I'm happy to answer them with no obligation attached.
