FAQ
Your questions, answered.
The questions I hear most from buyers and sellers across Central Kentucky and Southern Indiana, answered straight: probate sales, VA buyers, relocation, selling timelines, licensing, and how to get started. Call or text me at 502-232-1915 any time.
Who is Todd Kornack?
I'm Todd Kornack, a Realtor with TK Realty Group at Schuler Bauer Real Estate Services (ERA Powered). My office is at 1500 Ormsby Station Ct Ste 1915, Louisville, KY 40223. I'm licensed in Kentucky (271180) and Indiana (RB22002416), I'm Military and Veteran Home Certified (MVHC), and I've been part of 50+ transactions. I help people buy and sell homes across Central Kentucky and Southern Indiana.
Who can help me with a probate sale near Louisville?
I handle probate sales in east Louisville outside the Gene Snyder Freeway, including Middletown, Fisherville and Eastwood, and across my ten counties in Kentucky and Southern Indiana. Selling a home that is part of an estate has extra steps. The personal representative usually needs the proper authority before the home can be listed or sold, and there may be family members, an attorney and the court involved. I work alongside the estate's attorney, keep everyone updated, and help get the house cleared out, priced and ready for buyers. I'm not an attorney, so legal questions belong with the estate's lawyer, but I handle the real estate side from the first walkthrough to closing. If the home is somewhere I don't cover, I'll connect you with an agent I trust. Call or text me at 502-232-1915.
Are you a VA loan realtor near Louisville?
Yes. I'm Military and Veteran Home Certified (MVHC), and working with veterans and military families is some of the work I'm proudest of. I help VA buyers in east Louisville outside the Snyder, across Central Kentucky, and in Southern Indiana understand how the VA home loan benefit works, find homes that fit, and write offers sellers take seriously. My free Key Moves buyers guide covers VA loan basics straight from the VA, and my preferred lender, Jamie DeKeuster at First Commonwealth Mortgage, can walk you through your loan options.
How long do homes take to sell in Southern Indiana?
It depends on the price, the condition of the home, the exact neighborhood and the time of year, so I don't like to quote one number for the whole region. Before you list, I pull recent sales and current days on market for homes like yours, so you get an answer for your street instead of a regional average. My post "Selling in Southern Indiana: A Simple Timeline" walks through each stage, from the first pricing conversation to closing day.
What areas do you serve?
I serve Central Kentucky and Southern Indiana: Oldham, Shelby, Trimble, Anderson, Franklin, Spencer and Nelson counties in Kentucky, Floyd, Clark and Jefferson counties in Indiana, and east Louisville outside the Gene Snyder Freeway, including Middletown, Fisherville and Eastwood. In Indiana that includes towns like New Albany, Jeffersonville, Sellersburg, Memphis and Madison. If you're moving somewhere I don't cover, I use my nationwide referral network to connect you with an agent I trust.
Are you licensed in both Kentucky and Indiana?
Yes. I hold a Kentucky real estate license (271180) and an Indiana real estate license (RB22002416). That means I can represent you on either side of the Ohio River, and you can compare homes in both states with one agent.
Do you work in Middletown, Fisherville and Eastwood?
Yes. I cover east Louisville outside the Gene Snyder Freeway, including Middletown, Fisherville and Eastwood, and it pairs naturally with Shelby County next door, where I help buyers and sellers in Simpsonville and Shelbyville. My office is on Ormsby Station Court in eastern Louisville.
I'm relocating to the Louisville area from out of state. Can you help?
Yes. I help people relocating to the region, especially families moving for work in Louisville or Frankfort who want to live in east Louisville outside the Snyder, the surrounding Kentucky counties, or Southern Indiana. We can tour virtually, compare towns on both sides of the river, and handle paperwork from anywhere. If you also need to sell the home you're leaving, my nationwide referral network can connect you with an agent there.
Can you help me sell my home and buy another one at the same time?
Yes. Selling and buying at the same time is mostly about timing, and I plan both sides together so your move lines up with your closing dates. My free Smooth Moves guide includes a 12 part checklist for selling your home and moving at the same time.
What should first time buyers in Kentucky and Indiana know?
Start with your budget and a conversation with a lender before you tour, so your offer carries weight when the right home shows up. Down payment help is worth asking about: Kentucky Housing Corporation has programs in Kentucky, and IHCDA has programs in Indiana. My free Key Moves buyers guide lays out the buying steps, down payment programs to ask about, VA loan basics and a printable checklist.
Should I buy in Kentucky or Southern Indiana?
It depends on your commute, your budget and the kind of neighborhood you want. Property taxes and homestead breaks work differently in each state, so it's worth comparing a home in Kentucky side by side with a similar home in Indiana. Because I'm licensed in both states, we can look at both in the same search.
How much experience do you have?
I've been part of 50+ transactions, and I have 4.9 stars on Google. I'm also Military and Veteran Home Certified (MVHC) and part of TK Realty Group at Schuler Bauer, so you get one local point of contact with a full brokerage behind you.
Do you have a preferred lender?
Yes. I work with Jamie DeKeuster, Sr. Loan Advisor at First Commonwealth Mortgage (NMLS# 1777390). You can call or text Jamie at 262-498-4074. You're always free to choose any lender you like.
